Selling an office building to a prospective tenant isn't just about showing the space. It's about selling a decision: the commute, the neighbourhood, the daily rhythm of working there. Still images can show a lobby. A film can make someone want to arrive.
This project needed both.
The challenge
Arlington Business Park is a well-positioned commercial campus on the western edge of London, going through a full refurbishment and looking to attract a new generation of corporate occupiers. The ask was ambitious: create a visual package that communicated not just the architecture, but the whole proposition, the urban location, the building's scale and quality, the feeling of being inside it, and the lifestyle surrounding it.
The centrepiece would be a long-form animation built from multiple sources: real drone footage of the site, CG aerial sequences, and interior renders produced by partner studios. Everything had to feel like one film.
What we delivered
Two still renders anchored the package. The exterior hero shot established the building's presence at street level, confident and contemporary, the kind of image that leads a pitch deck. The three-level reception render handled the interior, turning an empty atrium into a space that reads as open, premium, and ready for business.
The animation was the real undertaking. A long-form cinematic film that opened with the city, moved through aerial sequences placing the building in its urban context, and then brought the viewer inside. Every transition was intentional. Real drone footage was woven together with CG scenes and third-party interior renders, all colour-graded and paced to tell a single coherent story.
The production challenge wasn't just technical, it was editorial. Different sources, different scales, different lighting conditions. The job was to make all of it disappear into a film that felt like it was shot that way from the start.
The result
The animation became the centrepiece of the client's leasing and investor presentation strategy, used in pitches and marketing campaigns throughout the pre-let phase. The still renders provided consistency across every other touchpoint, from brochures to digital campaigns.
What the full package achieved was something a single render type never can: it gave prospective tenants a complete picture. Not just what the building looks like, but where it is, how it feels to approach it, and why it's worth committing to.
